What does a three-month apartment stay in Tokyo cost?
A monthly rate doesn't tell you the full cost of a stay. These dated apartment examples separate what you'll spend from the refundable deposit and show when each payment is due.
For a three-month furnished apartment stay, budget for the rent and any mandatory fees, then set aside the refundable deposit separately. The deposit increases the money you need, but it isn't part of the stay's cost if it's returned in full.
The HalfKey examples below show that distinction for different homes and dates. They're examples from our own listings, not an average for Tokyo or a comparison with other companies.
Three-month HalfKey price examples
Each example covers three full calendar months within a published availability window. We use the apartment's dated booking quote, including its payment schedule. The departure date is included in the rental period.
Prices are checked when this page loads and may be up to five minutes old. Prices and availability can change; opening an apartment listing checks the selected dates again. A quote doesn't reserve the apartment.
For HalfKey, utilities, Wi-Fi and monthly cleaning are included in the rent. Departure cleaning and restocking are separate one-time charges shown in the quote. Monthly cleaning and the clean after you leave are different services.

Read the total and the payment dates separately
The stay cost adds rent and mandatory fees. The total you pay also includes the refundable deposit. The payment schedule tells you how much is due at signing and when the remaining rent is due. A lower signing payment doesn't mean the stay costs less.
Keep any deposit deductions in mind when budgeting. Before signing, read the deposit-return and cancellation terms, including what happens to fees you've already paid if you cancel.
Compare the same dates and fees
When comparing another apartment, request the total for the same arrival and departure dates. A three-month stay isn't always 90 nights, and the monthly rate advertised on a listing may apply to a longer booking.
Use a short request:
Hello, I'm interested in [unit reference] from [start date] to [end date] for [number of guests]. Could you send the total rent and mandatory fees for those dates, with the refundable deposit and payment dates listed separately?
The reply should make it clear whether utilities are included, capped or charged by use. Include any mandatory cleaning, common-area, setup, rental-agent or booking charges in the comparison. If something is missing, ask about that item: “Does this total include departure cleaning?” Compare the final quote with the agreement before paying, and keep both so you can check later invoices against the same figures.
